Frequently Asked Questions
Maybe you have a few questions. That’s okay; most people do. So here’s a quick collection of some of the questions people ask us… along with our answers. If you still have a question, don’t hesitate to contact us (or give us a call) and we’ll be happy to answer it for you.
Q: Will you be listing my house on the MLS or actually buying it?
A: Great question. We’re not agents, and we don’t list houses. We are professional home buyers: We buy houses Savannah that meet our purchasing criteria. From there we may repair the house and resell it to another homeowner or keep it as a rental ourselves.
Q: Do you pay fair prices for properties?
A: Many of the houses we purchase are below market value (we do this so we can resell it at a profit to another homeowner). We are looking to get a fair discount on a property. However, in our experience, many sellers aren’t necessarily expecting a large “windfall” on the property but rather appreciate that we can offer cash, we close very quickly (no waiting for financing), and no time or effort or expense is required on your part of fix up the property or pay agent fees. If that’s what you’re looking for and you see the value in getting your house sold fast… let’s see if we can come to a fair win-win price. (Besides, our no-obligation pricing commitment means that you do not have to move forward with the offer we give… but it’s good to know what we’re offering!)

Q: How do you determine the price to offer on my house?
A: Great question, and we’re an open book: Our process is very straightforward. We look at the location of the property, what repairs are needed, the current condition of the property, and values of comparable houses sold in the area recently. As you know, house values have taken a huge hit in the last 5 years and most areas still haven’t seen prices come back up. We take many pieces of information into consideration… and come up with a fair price that works for us and works for you too.
Q: Are there any fees or commissions to work with you?
A: This is what makes us stand out from the traditional method of selling your house: There are NO fees or commissions when you sell your house to us. We’ll make you an offer, and if it’s a fit then we’ll buy your house (and we’ll often pay for the closing costs too!). No hassle. No fees. We make our money after we pay for repairs on the house (if any) and sell it for a profit (we’re taking the risks here on whether we can sell it for a profit or not, once we buy the house from you… the responsibility is ours and you walk away without the burden of the property and its payments… and often with cash in your hand).
Q: How are you different from a real estate agent?
A: Real estate agents list properties and hope that someone will buy them. The agent shows the properties to prospective buyers if there are any (the average time to sell a property in many markets right now is 6-12 months) and then take a percentage of the sale price if they find a buyer. Oftentimes, the agent’s commission is 3-6% of the sale price of your house (so if it’s a $100,000 house, you’ll pay between $3,000 – $6,000 in commissions to an agent). Agents provide a great service for those that can wait 6-12 months to sell and who don’t mind giving up some of that sale price to pay for the commissions. But that’s where we’re different: We’re not agents, we’re home buyers. Our company actually buys houses. We don’t list houses. Since we’re actually the one buying the house from you, and we pay with all cash… we can make a decision to buy your house within a couple of days (sometimes the same day). Again, we make our living by taking the risk to buy the house with our own cash, repair the house, and market it ourselves to find a buyer (which is the hard part in this market).
Q: Is there any obligation when I submit my info?
A: There is absolutely zero obligation for you. Once you tell us a bit about your property, we’ll take a look at things, maybe set up a call with you to find out a bit more, and make you an all-cash offer that’s fair for you and fair for us. From there, it’s 100% your decision on whether or not you’d like to sell your house to us… and we won’t hassle you, won’t harass you… it’s 100% your decision and we’ll let you decide what’s right for you.
You may choose to sell a home for countless reasons. You might have gotten a new job or require a bigger house for your growing family. But you may also need to sell your home quickly if you’re facing financial difficulties or you’re going through a traumatic event. And in those cases, you may need to find more about selling a house that needs work or learn how to get rid of a house that won’t sell in a traditional manner.
Home investors can extend a fair, cash offer and buy your home fast. But if you’re wondering about the finer details of working with cash home buyers, we’re answering a few FAQs below.
Q: How Can You Get Rid of a Home That Won’t Sell?
A: Many Americans may be wondering how to get rid of a house that won’t sell. Whether it’s been on the market for months or you’re worried about receiving offers well before you even list it, it makes sense that you’d want to explore other options.
The longer a home takes to sell, the more financial strain you can expect to experience. You might have to move before your home sells, which means you could be responsible for paying two mortgages or an additional rental fee on top of what you already own on your current home. Even if a home doesn’t have any specific problems, it could still sit on the market for a long time if it’s priced too high for a given area or you’re not able to market it well. As a result, you may be desperate to learn how to get rid of a house that won’t sell.
The simple answer? Work with Spanish Moss Home Buyers. Because we buy homes in any condition throughout Georgia, you won’t miss out on the opportunity to sell your home quickly just because it’s outdated. Families in your area might not buy your home as-is, but we will — which means you’ll get to avoid all of the pitfalls associated with listing your home in the traditional way. If you’ve tried to sell before but had no success or you’re simply trying to avoid the scenario of having a home for sale that sits without any interest, we’re here to help.
Q: Do You Have to Stage a Home to Sell it Quickly?
A: When working with a real estate agent, clients are advised to stage homes in order to appeal to buyers. This can sell a home more quickly — but it’s not the only way to experience a fast sale.
Wondering how to sell a house full of furniture fast? You don’t have to rent a storage unit or rearrange every room. Instead, you can work with home investors to obtain a cash offer and move forward with a sale quickly. You won’t have to worry about whether your furniture will impede a sale; you’ll just share a bit of information about your home with us to get the ball rolling.
With a traditional sale, you might have to stage a home. But even then, there’s no guarantee that you’ll master how to sell a house full of furniture fast. Rather than get rid of your belongings or put them into storage while your home stays on the market, you can simply work with home buyers in Georgia to sell your house right away and move whatever furniture you want to bring along with you to your new digs.
Q: Will I Need to Make Repairs Before Selling My Home?
A: Conventional wisdom tells us that selling a house that needs work is a huge undertaking. If you’re listing your home with help from an agent, they might tell you that knowing how to sell a house that needs major repairs is essentially knowing that those repairs will need to be made prior to listing.
But that’s not the truth when you work with cash home buyers. Selling a house that needs work won’t require any additional investment on your part. In fact, we happily extend offers for homes that have a significant need for repairs. We’re ready and willing to take those on ourselves, allowing you to bypass the need for fixing up your home prior to selling.
So for those who are wondering how to sell a house that needs major repairs, the simple answer is this: if you sell to home investors in Georgia, you won’t have to make any of those repairs first.
Q: How Long Will It Take For My Home to Sell?
A: While selling a home isn’t an exact science, working with cash home buyers is generally much more predictable than what you’d experience selling your home on the real estate market. Usually, we’re able to extend a cash offer within 24 hours of you submitting your application. After that, we can typically close on a house in as quickly as a week. Because we pay cash and are buying the homes ourselves, we can close as quickly as you need the process to happen. We can work the sale around your schedule and what works best for you, giving you far more control over your finances and the logistics of moving. And because you won’t have to devote time to cleaning, repairs, or working out sale terms through real estate agents, you can focus on the details that really matter and be that much closer to moving forward with your life.
